Is Zoysia Grass Right for You?
Choose Zoysia Grass if:
You live in BC Zone 8 coastal microclimate with a sheltered south-facing site. You want slightly better cold tolerance than Bermuda in the same BC niche. You can accept dormancy from November through April.
Consider alternatives if:
You live outside BC Zone 8 coastal — Zoysia dies in Canadian Prairie, Quebec, Ontario, and most Atlantic winters. You want quick establishment — Zoysia from sod takes 1 full season to establish; from seed or plugs takes 2 seasons.
How to Establish Zoysia Grass in Canada
Zoysia in BC Zone 8 is most reliably established from sod ($30 to $60 per m² installed) in late spring (May or June) when soil temperatures consistently exceed 18°C. Plugs are a budget alternative spaced 30 cm apart. Seed is available for some cultivars (Zenith, Compadre) but germination is very slow in BC's cool springs. Choose Emerald Zoysia for the best cold tolerance. Water lightly twice daily for 3 weeks, then transition to deep watering.
Best Climate Zones
Zoysia Grass in Canadian Provinces
British Columbia (Zone 8 coastal only): Zoysia in Canada is found in BC's Zone 8 coastal microclimates with sheltered south-facing aspects. Slightly better cold tolerance than Bermuda — survives to about -15°C in protected sites versus Bermuda's -5°C limit.
Greater Victoria and Saanich Peninsula: The most reliable Canadian Zoysia territory. Sheltered south-facing gardens in Oak Bay, Sidney, and the Saanich Peninsula support Zoysia with proper site selection. Choose Emerald Zoysia for the best cold tolerance. Sod installation in late spring (May or June) is standard.
Vancouver Island (Nanaimo, Parksville, Comox Valley): Reliable Zoysia territory in protected gardens.
Greater Vancouver: Marginal. Vancouver's Zone 8a borderline conditions allow Zoysia to survive but performance is limited by cool cloudy weather. Tall Fescue or Perennial Ryegrass typically outperforms Zoysia in Vancouver lawns.
Sunshine Coast: Sheltered south-facing gardens can sustain Zoysia. North-facing exposures are too cool.
Fraser Valley (Abbotsford, Chilliwack): Marginal — slightly cooler conditions than Vancouver coast make Zoysia performance unreliable.
Alberta, Saskatchewan, Manitoba, Ontario, Quebec, Atlantic Canada: NOT viable. Winter temperatures throughout these provinces exceed Zoysia's -15°C cold tolerance limit. Even Toronto's Zone 6b and Halifax's Zone 6a are too cold for reliable Zoysia survival.
Zoysia Grass Monthly Care Calendar for Canada
January–March: Dormant tan in BC Zone 8 sheltered sites. No maintenance required.
April: Zoysia begins green-up later than Bermuda — typically mid-May in BC Zone 8. Wait for at least 50 percent green-up before any maintenance. Apply pre-emergent in mid-March before crabgrass germination.
May: Once fully green, light scalp at 25 mm to remove dead material. Begin regular mowing at 25–50 mm every 7 to 10 days. Apply first nitrogen (50 g per 100 m²) after full green-up.
June–August: Active growing season. Mow every 7 to 10 days at 25–50 mm. Apply second nitrogen application in late June. Irrigate 25 mm per week if rainfall is short. Watch for large patch fungus in late summer wet weather and treat with azoxystrobin if circular patches appear.
September: Reduce mowing frequency as growth slows. Apply potassium fertiliser (sulfate of potash, 50 g per 100 m²) in early September to build winter hardiness. Apply pre-emergent for winter annuals. Final mow at 30–40 mm before dormancy. Skip late-September nitrogen.
October: Zoysia enters dormancy as soil temperatures drop below 12°C. Stop irrigation.
November–December: Fully dormant. No maintenance required. Plan for spring projects (sod patching, plug installation) during this off-season period.

Frequently Asked Questions
Can Zoysia Grass survive Canadian winters?
Only in BC's Zone 8 coastal microclimate. Zoysia survives to about -15°C in protected sites — slightly better than Bermuda's -5°C limit, which gives Zoysia a small advantage in BC's most marginal warm-season grass territory. Even where Zoysia survives in Canada, expect 5 to 6 months of tan dormancy from November through April. Zoysia is not viable anywhere in Canada outside BC Zone 8 sheltered south-facing sites.
Where in Canada does Zoysia perform best?
Greater Victoria's Oak Bay neighbourhood, the Saanich Peninsula (especially Sidney and Brentwood Bay), and warmest Vancouver Island sites (Comox Valley, Parksville) produce the most reliable Canadian Zoysia. Sheltered south-facing courtyards in Vancouver Island gardens can sustain Zoysia indefinitely. Choose Emerald Zoysia for the best cold tolerance — it's the most cold-tolerant Zoysia cultivar available.
How long does Zoysia take to establish in Canada?
From sod: 1 full growing season for full coverage. From plugs spaced 30 cm apart: 2 to 3 growing seasons. From seed: not reliable in BC's cool springs — sod or plugs are the practical Canadian options. Install in late spring (May or June) when soil consistently exceeds 18°C. Water lightly twice daily for 3 weeks, then transition to deep weekly watering.
Should I plant Zoysia or Tall Fescue in Vancouver?
Tall Fescue is the better Vancouver choice for almost all properties. Tall Fescue stays green year-round in Vancouver's Zone 8a; Zoysia goes tan for 5 to 6 months each winter. Tall Fescue establishes faster (one season vs Zoysia's 1 to 3 seasons). Tall Fescue tolerates Vancouver's wet winters better than Zoysia. Choose Zoysia only if you specifically want a warm-season grass aesthetic and can accept long winter dormancy.
What is the difference between Bermuda and Zoysia for BC?
Both are warm-season grasses limited to BC Zone 8. Zoysia has slightly better cold tolerance (-15°C vs Bermuda's -5°C), so it survives in slightly more BC microclimates. Zoysia has better shade tolerance than Bermuda. Bermuda recovers from damage faster and tolerates more foot traffic. For most BC Zone 8 properties, Zoysia is the better choice — it tolerates more conditions and requires less maintenance once established.
